Mariner's Boathouse Monthly Update: August & September 2017

posted Oct 11, 2017, 4:54 PM by Greg Papuga

  1. Nada Powers started as our new Activity person on July 5th. She hit the ground running, she has an energized personality.
  2. In August Aaron Brown gave his notice. He went back to Marine Construction. We will miss his quiet easy ways.
  3. On August 31st Brian Santangelo replaced Aaron Brown, he comes to us with a varied background in maintenance.
  4. On September 10th Irma struck and caused a lot of damage to the south of us. Luckily after she hit south she went to the east, sparing us major damage. We did receive water intrusion in each unit due to the wind driven rain, a couple of small trees were damaged and taken down, exit lights on the walkways either blew off or were hanging by wires, all lanai screens were blown out and three fans were ruined quite a few of the bedroom screens flew away and we have those on order. The staff has about half of the lanai screens back in and will continue until complete.
  5. We were able to open back up on September 29th.

  • The tree between our resort and Caribbean are being trimmed 7/26 and 7/27.

  • The building painting has been delayed due to budget constrictions. We will be moving forward with concrete repairs in the fall.

Mariner's Boathouse Monthly Update: June 2017

posted Jun 28, 2017, 12:17 PM by Greg Papuga

It has been a quiet month. We had a part-time activity director named Maddie but, she turned in her resignation today, (June 28). She was here for the past month. She is a young mother and received a better career opportunity elsewhere. We have 2 applicants coming in this Friday. With the 4 th of July week arriving and 6 more weeks of summer, we expect many families will appreciate having an activity director. It is our goal to hire and train the new person in the upcoming week while Maddie is still here.

We have placed an order for new mattresses and box springs. They should be delivered by mid- August. The building is due to be painted sometime in the fall this year.

The past few months have been busy for the resort. We have replaced all the remaining coil top stoves with glass top. The call for nominations was sent out. The ice machine top was replaced. A pump for the spa was replaced. The contractors have been back a few times to repair a few items, mainly electrical outlets in the kitchen(s). We are in the process of working with a new vendor to replace the custom bath doors in the units. Maintenance continues to paint the vacant unit bedrooms. (These were not included in the renovation.)

We have been working on updating all owner information on file including: phone numbers, e-mails and address. We have no activity person. Jennifer and Peggie are providing 2 meals and one snack day per week. Crafts include the MBH color your own t-shirt and tote bag. We continue to provide coffee Monday- Saturday and popcorn upon request at the pool bar. The annual newsletter is being prepared for mailing by the end of March. We are continuing to keep owners updated on our website and most recently posted the ‘Decision 2024’ letter for viewing on the Owner’s page.

Mariner's Boathouse Monthly Update: December 2016

posted Jan 21, 2017, 4:36 PM by Greg Papuga   [ updated Jan 21, 2017, 4:37 PM ]

We ended the year with owners and guests enjoying the newly renovated units. The contractors continue to correct any discovered items such as electrical or hardware issues that are brought to staff’s attention.

If a unit is vacant, the maintenance staff is painting the bedroom. This will be an ongoing process as they become available.

The board president announced that Mariner’s Boathouse is now contracted with Bi-Coastal Marketing to promote association owned sales and offer owner enhancements, such as the Interval Gold Points Program.

Activities are being revised to include 2 meals and snacks every week. Jennifer and Peggie will implement this new schedule after the holidays. We have the activity director position advertised.

Mariner's Boathouse Monthly Update: November 2016

posted Dec 2, 2016, 6:42 AM by Greg Papuga

We are pleased to announce that all of the units are renovated and we will be at 100% occupancy on December 2nd.

It has been an extremely challenging 14 weeks. The entire staff has been working hard to ensure the units are cleaned and maintenance components back in working order. The amount of detailed work required to get the unit ready for occupancy includes: construction cleaning, deep cleaning, carpet, upholstery and drapery cleaning, television hanging, picture placement, internet connection, all new vents, thermostats and smoke alarms were installed. This is just a short list of the many items needing completed after the unit has been renovated. This does not include small details known as “punch list items” needing addressed along the way. Many of these are fixed by the contracted workers on check- out day. This is why we are asking all guests to please adhere to the check-out time of 10 am and check- in time of 3pm. We would like to thank the owners and guests for their understanding and patience throughout the entire project.

The units are beautiful and the feedback has been wonderful. We are excited for owners and guests to experience the bright, fresh interiors for many years to come!

Mariner's Boathouse Monthly Update: October 2016

The south end units are complete. This includes: 101-103,201-204,301-304. Owners are enjoying the newly renovated units. There are still punch list items to complete as we needed to occupy these units quickly. These small issues are being corrected on check-out day by the construction workers. The north end units remain under renovation. The 3rd floor is scheduled to be occupied 11/18. The 2nd and 1st floors will follow this. All of the units are scheduled to be occupied by 11/25. We are working hard, along with the contractor to ensure this happens. Meanwhile, we are sending exchangers to both Lover’s Key and Smuggler’s Cove as needed. We have needed to re-locate some owners as well. At this point, we have notified every guest needing to be moved through 11/18. Everyone has been very understanding and we greatly appreciate their cooperation.

We are currently without an activity director. Michelle resigned in mid-October. With only half of the resort being occupied and the challenge of renovations, we have not replaced this position yet. We have been offering a complementary Taco Tuesday lunch in appreciation for those staying during the renovation process.

IMPORTANT UPDATES! Mariner's Boathouse Monthly Update: September 2016

posted Oct 3, 2016, 3:23 PM by Greg Papuga   [ updated Oct 3, 2016, 3:23 PM ]

Units 301,302,303,304 are completed for the renovation. We are in the process of completing deep cleans and punch list items on this floor. The 2nd and 1st floors on the south side are due to be completed in the next 2 weeks.

The renovation project met a major delay as all of the cast iron pipes for the plumbing had to be replaced. They were almost completely blocked and corroding in many areas. This was not an issue discovered while doing the model unit last year. It was found when renovating the plumbing in 102 and other south end units. This put the completion date for the project behind. Although it was an unforeseen issue, we are grateful owners can enjoy a very necessary plumbing upgrade!

The north end units will not be started on until we are able to occupy the 3rd floor on the south side. Then, 3 units at a time will be done in a “plumbing stack” replacement sequence, (08, 07, 06, 05 units). With the delay of units being completed, the resort is re-routing incoming exchange and rental guests first, as we will not be able to accommodate them. As the project unfolds, it may be necessary to inform owners that we can no longer accommodate them this year. This is the last and least desirable option. We will make every effort possible to avoid this.

  1. Saint Thompson filled the second maintenance position. He has a positive attitude, is very guest friendly and works very well with Aaron. He has lived on this island his whole life. We are extremely grateful to have him.
  2. The renovations began on 8/20. The south-side demolition has been complete. They are working on flooring and painting. We have had no guest complaints in regards to noise.

We will be posting pictures as we progress!
